Learn more about land development applications and procedures in the Town of Coalhurst, including development fees and other important information.

Residents planning to undertake a development project or build in the Town of Coalhurst must be aware of, and follow, certain requirements. They must also secure all necessary permits.

To ensure the location you have chosen meets the requirements of the Town of Coalhurst Land Use Bylaw [PDF], you will require a development permit for all buildings that are to be situated on a permanent foundation.

Development Permit Application [PDF] will be accepted in writing Monday through Friday between the hours of 9:00 a.m. and 4:30 p.m. at:

Application Procedure

In addition to the Development Permit application and fee, you are also required to submit:

  • One copy of a site plan (please see the example [PDF])
  • One set of construction drawings or blue prints.

Processing You Application

All applications are checked by the Development Officer for correct setback distances, lot coverage, appearance and construction method.

Development Permit for new Single – Family Dwelling $225.00
Development Permit for new Two Family – Dwelling (Duplex) $225.00
Development Permit for new Multi – Family Dwellings (3 – 20 units) $250.00
Development Permit for new Multi – Family Dwellings (21 – 50 units) $275.00
Development Permit for additional development on any lot $ 75.00
Non-refundable portion of either a, b, c, d or e $ 75.00
Special Meeting for a Municipal Subdivision and Development Authority meeting requested and held on a date, other than the regularly scheduled dates $700.00
Certificate of Local Authority (Condominium) fee $ 40.00/unit created

General Information

Minimum lot size:

  • 15.2m x 30.5 = 463.5 sq. metres. (50’x 100’ = 5,000 s.q feet)

Minimum yard dimensions:

  • Single units:
    • Front yard – 6.1 metres (20 feet)
    • Side yard – 1.2 metres (4 feet)
    • Rear yard – 6.1 metres (20 feet)
  • Carports/garages  & accessory  buildings:
    • Side yard – 1.2 metres (4 feet)
    • Rear yard – 1.5 metres (5 feet)

Maximum site coverage:

  • Principal and accessory buildings -  33%
  • Accessory buildings – 14%

Minimum floor area:

  • Principal building 74.3 sq.  metres (800 sq. feet)

Maximum building height:

  • Primary building – 9.1 metres (30 feet)
  • Accessory building – 4.6 metres (15 feet)
